Description

Rarely available Italianate style villa in one of Brighton’s most exclusive locations…

Grade II listed, immaculate and lovingly restored during the seller’s 20 year ownership, complete with many original features and contemporary styling suitable for modern day living.

Designed and built by John Yearsley in 1850, the villa was built in the “Italianate Villa” style following the fashionable trend to replicate design details and features on return from European Grand Tours, with Italy being a key destination, between the 17th and early 19th centuries.

Ground floor

The main front door leads into a grand reception hallway, complete with original cornice and faux marble blocked walls. Leading off the hallway, facing west, is the imposing sitting room which includes original cornicing and a period marble fireplace.

The dining room and kitchen can be used either in “open plan” or as separate rooms by means of the four-panelled full height folding doors.

The garden room is accessed from the dining room. The room has a stone tiled floor (with underfloor heating) and French and bi-fold doors on either sides of the room facing south and north. These doors give direct access to the rear and side garden spaces. The room has a vaulted contemporary style ceiling.

The garage is accessed via a hidden door in the garden room and is sufficiently roomy to accommodate a large family car. The electric up-and-over garage door leads onto Powis Grove.

First floor

The first floor comprises a master bedroom with en-suite shower room, two further double bedrooms and a panelled family bathroom. The master bedroom has distant sea views as far along the coast as Worthing. Above the landing is a loft hatch (with pull down ladder) giving access to a large boarded loft.

Lower ground floor

In the lower ground floor there is a large double bedroom with en-suite family bathroom (including a free standing bath and walk in shower). There is a further double bedroom (facing west) which benefits from a marble tiled shower room directly opposite. The lower ground floor also has a laundry room, fitted coat and shoe cupboard and wine cellar. The lower ground floor hallway has its own entrance leading directly to the front garden.

Exterior

In addition to the formal front garden there are paved garden spaces at the side and rear of the property. Both spaces lead off the garden room and are suitable for outside dining, entertaining and relaxing.

General

The sitting room, dining room and each of the 5 bedrooms contain period fireplaces. Virtually all windows throughout the property have been refurbished and fitted with new sash cords and draught excluding brush seals. The property contains a wealth of original and unusual period features, all of which have been painstakingly restored by the current owner. With high ceilings and large windows, the property has a grand, light and airy feeling throughout. The layout of the rooms is such that the property is both practical and comfortable for everyday living and flows well for entertaining.

Finding a mortgage

Buying a house is a massive investment and getting it just slightly wrong can be costly. Unless you have big savings, chances are you’re going to have to get a mortgage. It’s a loan secured against the property which means if you can’t meet the repayments the lender may repossess your home and sell it to get their money back.

The better you understand mortgages and everything to do with them, the better armed you will be to get the very best deal. With MMR in place, you’ll need to review your finances themselves before approaching possible lenders to see whether you can afford the monthly payments now and if interest rates go up, which they will…

What is MMR?

When it comes to finding a mortgage you have several options: mortgage brokers, individual banks or searching online. Again, it’s important to do your research. Searching online first, gives you a good idea of what’s available, but an independent mortgage broker can provide a more in-depth search and help you through the process. Being independent holds great value as they are not bias to any particular lenders or deals, they will give you their honest opinion and take away the stress of working your way through the mortgage market, they work for you to find you the best package to suit your requirements.

For more information on the current mortgage rules and deals, contact your local branch today to arrange an appointment.
